Holiday Rentals are charged on a weekly basis with all charges including cleaning and laundry are inclusive of the price agreed. A refundable 150€ Security Bond is not included.

Short Term Rentals are charged on a monthly basis and last bewteen 1 and 3 months.

Long Term Rentals are charged on a monthly basis and last for aperiod over 3 months and can continue for many years, based on an 11 month contract and is reviewed at the end of the this period by all parties.

Holiday Rentals

Villas offer more privacy, more comfort, and more freedom than hotel rooms. Your villa also comes with a fully equipped kitchen, making a Spanish vacation rental an economical choice. When two or more people are travelling, a rental is usually considerably less expensive than staying in hotel rooms and eating all of your meals out. When you factor in all the benefits and amenities of a private villa, you'll quickly realize that villas offer superb value. (Remember to compare rates per room/ per night).

Most villas have flexible changeover days, only being subject to availability, however a few villas stipulate a particular day. Please check with us.
Normally a 7 night stay is required. However some villas will allow shorter stays. Please advise at the time of booking.
Access to your villa will be after 4pm on the day of arrival and the villa must be vacated by 10 am on the day of departure.
An early check-in or late check-out can only be confirmed closer to the time of your arrival / departure, as this depends on whether an arrival is expected in to the villa and if cleaning schedules can be organised to accommodate. This is granted at the villa owner/property manager's discretion and unfortunately cannot be guaranteed. Depending on the number of extra hours required a small fee may apply.
Your basic Welcome Pack contains: tea, coffee, milk, bread, 2L bottle of water, bread, butter, preserves, bottle of wine, 6-packof beer, 2L soft drink and a packet of biscuits. There is enough to see you through until you are able to visit the local supermarkets. If you should require any specific items as part of your Welcome Pack, please do advise us and we will endaevour to arrange this for you.
If your stay is for a duration of 8 nights or less, then the villa will be cleaned prior to your arrival and following your departure. If your stay is for 9 nights or more, in addition to the pre-arrival and post departure cleaning, a bedding and towel change will be carried out.
Generally the villa and its facilities are strictly for the use of the villa residents only. Visitors may be allowed however prior approval from the villa owner/property manager must be obtained.
Yes, all properties require a refundable security deposit of 100 €, which is payable in cash upon arrival and refunded upon departure.Our properties are made available for letting on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste removed from the property. You will be held responsible for any damage or breakages to the property during your stay. These must be reported to the villa owner/property manager immediately and appropriate compensation will be taken from the deposit before it is returned so that the villa can be fully equipped for the next guests.
Prior to your arrival you will be provided with the 24 hour local contact number for the person responsible for the property in which you are staying. If they are not able to meet you on arrival at the villa, rest assured they will call round to see you during your first 24 hours to introduce themselves, make sure you have settled in and answer any questions you may have regarding the property, its facilities, equipment, appliances etc.
If you are unfamiliar with the area, we will happily send you driving instructions from your arrival airport directly to the front door of the property, where one of our team will greet you and show you around the property, ensure that you are fully settled in and answer any questions you may have regarding the property.
You will receive the keys to the property fromoneofour team upon your arrival.
It is generally not possible to provide you with a postal address for the villa as there are still many buildings especially outside of the main towns and in rural areas without official postal addresses, street names etc. This is why we will provide you with comprehensive driving directions from the airport to your accommodation. Even if you have pre-booked a taxi transfer you should bring these directions with you as the taxi driver may not be familiar with the villa and will require your assistance in locating it.
Payment is made by bank transfer into our Spanish bank account.
A minimum of 50% is required to secure the boooking. A booking is not confirmed until monies are received into our bank account and showing as cleared. Written confirmation will be sent to you to confirm this. At the time of booking the names of all guests and dates of birth must be supplied to conform with Spanish Law, as well as your flight arrival times and departures. The remaining balance must be paid 6 weeks before arrival. Please note that the security deposit is not included in this fee and is paid in cash upon arrival and refunded upon departure. In the event of cancellation, no monies will be refunded if cancellation is made 4 weeks prior to arrival. We strongly advise that you take out Travel Insurance that covers accomodation cancellation.

These details are passed to the villa owner so that should you not arrive at the villa at the expected time due to a flight delay, the villa owner can contact the arrival airport and using the details provided obtain up to date information on the status of your flight.
All properties are supplied with clean linen and towels, for indoor use only. Most properties do have separate beach towels supplied for your use. Towels and linen are changed for stays longer than 8 nights by our cleaning team, which is included in the price.

It depends on the villa. At some properties air conditioning is included in the rental rate, at some the charge for air conditioning can be paid prior to travel and for others the charge can only be paid in resort (in local currency) directly to the villa owner/property manager. Please refer to the rental rates page of your specific villa/s for this information. Please note all charges stated are per unit per day.
Please advise us at the time of booking and we will supply them for you for a small fee.We would strongly advise that you bring your own separate bedding for the travel cot.
There are local companies specialising in the hire of baby equipment such as baby walkers, car seats, safety gates etc. The items required can be pre-booked directly with them and delivered to your holiday accommodation. Please contact us for details.

We are able to refer you to the services of some local companies specializing in this area who will be able to assist with pre-booked airport transfers.
The voltage is the same as in the UK - 240 volts, with 2-pin plug sockets.
Please refer to the advertising for each individual villa. Apart from local Spanish channels all UK TV is from Satalite service. All of the main stream channels are normally available but reception can be affected at times through atmospheric disturbance. Major sporting events on pay per view television can usually be viewed in the many local bars and restaurents.
None of our villas have the use of a telephone for telephone calls but a few of our villas have internet access, please refer to the villa description to check on your specific villa.
Generally most GSM network mobile phones do work in Spain although at times reception can be erratic and some locations are unsuitable for mobile telephones (mountains), so we advise that you check with your airtime provider.
The safety standards and regulations in operation in Spain may not reach the same level as those we enjoy in the U.K. The monitoring, enforcement and compliance with these local regulations is a matter for the authorities of that country and the foreign supplier of the services concerned. The general standards of safety and hygiene, fire precautions etc, will generally be lower than in the U.K. Liability insurance requirements vary considerably from country to country, as does the responsibility placed on an organisation by local law. Please therefore take all precautions to protect yourself and your family whilst on holiday.

Long Term Lets

A long term rental is considered from a period over 3 months and can continue for many years.
Once you have found a property that you like, then a rental agreement is drawn up by Bahia Villa Rentals (The Agent) and you (The Tenant). A copy is made in both English and Spanish. The agreement is reviewed every 11 months by all parties, including the owner and also all parties have a 2 month notice period, which can be given by all parties, at any time. Once the agreement is signed,then 1 month's rent will be taken and held as a security bond, plus 1 month as the first month's rent in advance. Rent will paid every month thereafter until the tenant vacates the property. The property is made available for rental on the understanding that it will be left clean and tidy upon deature, with all personal waste removed. The tenant is responsible for all damages and breakages to the property during their tenancy. The security bond is retured to the tenant once the final utility bills have been paid and management is satisfied that the property has been returned in the same condition it was originally let.
Tenants are responsible for all utility bills for the property they are renting. Management will supply the tenants with a copy of the bills for the tenants topay within 5 working days. Utility bills remain in the name of the owner of the property and not the tenants. The main utilities are electric and water, with gas being supplied in refillable bottles, diesel and logs for heating are also deliverable items. When a tenant enters and departs a property, the meters are read by management and tenant,with both parties signing to accept that they accept the reading taken. A full gas bottle, where applicable, will always be supplied and must be returned full at departure. If not,this will also be deducted from the bond.
A phone and internet maybe installed and permision must be sought to management beforehand, so that we can duly advise the owner. The tenant is responsible for all payments for this service and not the owner. We will happily be able to advise you of local service providers.
All responsibilities are laid out within the rental agreement signed by both management and tenants. All properties are provided as fully servicable and good working order. During tenancy, fair wear and tear are to be expected and the tenant is responsible for maintaing the property in good order. Any faults, damages or losses to the property must be reported to management with immediate effect.
